What's BMS/BAS?
Building Management Systems (BMS, BMCS) or Building Automation Systems (BAS, BACS) are computer-based, centralised, interlinked, networks of hardware and software; systems that help to manage, control and monitor a building’s technical equipment and services (HVAC&R, lighting, fire systems etc.) and the energy consumption of devices used by the building.
BMS/BAS inputs such as temperature and flow sensors, and outputs such as on/off signals, are connected to outstations around the building. Machine learning is being introduced; programmed and linked outstations use the connected information to decide the necessary level of applied control. Some personalised control can be made available through thermostat-like devices, and wireless technologies are making this (among other things like metering) more and more feasible and finely tuned. Systems today are web-based, providing visibility for Facilities Maintenance from anywhere. Offering a precise degree of control to the built environment, BMS/BAS can alarm on conditions that can’t meet specification or warn of individual items of plant failure. BMS employs DDC systems that enable close control of mechanical plant and systems.

Building Management and Control System design and initial installation is almost always accomplished by experienced controls professionals like those of CCS; Facilities Maintenance and controls engineers now get to know their buildings inside-out. Commanding BMS requires understanding plant operation, wiring and system diagrams, and licences (e.g. A or B Class Electrical) are essential for testing and commissioning.
